Bank lending for housing construction is like Schrödinger’s cat in our country: it is both alive and dead. At the beginning of our work, we tried several times to get a loan, but quickly realised that it would not work. And for the past six years, we have been successfully building with investors’ money.
We have a core investment group and a pool of private investors. They earn up to 30% per annum in dollars with us. And this year, Family Fortress opened up to new investors.
We have analysed the returns on mutual funds since 2017 and developed an investment calculator based on this data. It allows you to see how deposits grew on projects of previous years and what you can expect from current projects.

An investor invests in a construction project when it is still at the excavation stage. We sign a share construction agreement. Under this agreement, the investor receives ownership of a certain number of square metres in the future residential complex.
By the way, the cost per square metre for investors is lower than the market price. In a new project, for example, a square metre costs up to $650 at the excavation stage. And for investors – $570.
As the apartments are ready, their value increases. Within a year, they gain up to a third of the starting price. After a year, the share construction agreement expires. The investor can sell his or her share and receive the money along with the interest earned.
You can also withdraw from the agreement earlier. But in this case, there will be no earnings. The invested funds are simply returned.
Under a share construction agreement, an investor receives ownership of real property. At the excavation stage, it is land and utilities, and later it is living space. This is the guarantee of the deposit. In any case, the property can be sold and the investor can withdraw his money.

If you need the money quickly and cannot wait for a buyer to be found, we will buy the property ourselves under the contract and return the money. In this case, the interest rate will be somewhat lower, but the investor receives the money in a matter of days.
